When, How, and How Much Property Tax to Pay in Türkiye

Property owners in Türkiye are required to pay an annual property tax (Emlak Vergisi). This tax applies to both residential and commercial real estate and is governed by Turkish legislation.

Payment Deadlines

The tax is paid in two installments:

• First installment — by June 2, 2025.
  
  

• Second installment — in November.
  
  

It’s also possible to pay the full annual amount in one go. Late payments incur a 1.6% monthly penalty on the outstanding amount.

How and Where to Pay

There are several convenient payment options:

Register your title deed (TAPU) with the local municipality.

Link a Turkish phone number and receive an SMS confirmation.

Visit the municipality website (section E-Belediye).

Choose Üyesiz Hızlı Ödeme, enter your details.
Pay online with a credit or debit card.

3. At the local municipality office — bring your passport or residence permit, and preferably your TAPU (not mandatory but recommended).
   
   

Tax Rates

Rates depend on the property type and location:

0.1% of cadastral value — in smaller towns.

0.2% — in larger cities, such as Alanya.

• Commercial property:
  
  0.2% — in smaller towns.

0.4% — in larger municipalities.

• Land plots: typically 0.1–0.3%, depending on the region.
  
  

For luxury properties, higher rates apply:

• 0.3% — for properties from $280,000.
  
  

• 1% — for properties from $500,000.
  
  

Note: Cadastral value is often significantly lower than the market value, so actual tax amounts are generally modest.
