Real estate sales in Türkiye have increased, and now is the best time to buy property by the sea.
The Turkish Statistical Institute has published updated data for April 2025. Property sales across the country grew by 56.6% compared to April last year, reaching a total of 118,359 transactions. Most of the growth came from mortgage-based purchases. The majority of deals were closed in the major cities: Istanbul (18,645), Ankara (10,889), and Izmir (7,014).
As for foreign buyers, 1,440 transactions were recorded in April, which is 13.2% more than in April 2024. However, April 2024 had the lowest figures in recent years, so it’s too early to talk about a consistent upward trend. At the same time, when compared to April 2023, sales to non-residents fell by 44%. This decline is linked to new residence permit restrictions in popular districts and rising property prices in Türkiye over the past few years.

Russian citizens still lead the market with 276 purchases, followed by Iranians (128) and Ukrainians (120). Buyers from Azerbaijan and Kazakhstan also remain active.
Between January and April 2025, foreigners purchased 6,018 properties — 13.5% fewer than during the same period in 2024.
