Avsallar is a coastal district of Alanya, located approximately 22 kilometers from the city center. The population is around 15,000 people. The area is famous for its picturesque Incekum and Fugla beaches with soft golden sand and a gentle entrance into the sea, making them ideal for family vacations. Pine forests spread throughout the district are one of Avsallar’s main highlights.
The district combines a calm provincial atmosphere with well-developed infrastructure. There is a state hospital and several private clinics with pharmacies, kindergartens, Turkish primary and secondary schools. Supermarkets such as Migros, BIM, A101, and Carrefour operate here, along with many small local shops. Every Wednesday, a farmers’ market with fresh vegetables and fruits takes place near the local mosque. Currency exchange offices, ATMs, and car rental services are also available.
Avsallar offers many cafés and restaurants with good reviews, including Kösem Sultan (Turkish cuisine), Tuana Balık (fresh seafood), Bamboo Asian Cuisine (sushi and Thai food), and Cihan Pide (pide and kebabs). Along the beaches, there are cozy cafés, bars, and bakeries. For active leisure lovers, the area offers the Sealanya and Waterland water parks, rafting on the Alara River, Sapadere Canyon, yachting, diving, jeep safaris, karting, and various water sports. Forest areas feature walking and cycling routes, as well as green parks, children’s playgrounds, and picnic areas.
The sandy beaches of Avsallar are spacious and well maintained, with a gentle entrance into the water that is suitable for children. The first coastline is mainly occupied by large hotels. There are about 5 kilometers of comfortable coastline without rocky areas. In recent years, modern residential complexes with swimming pools, SPA centers, and sports facilities have been actively built throughout the district. The central street runs under tree canopies, making walks pleasant even in summer.
Transport connections are well developed: regular buses and minibuses run along the D-400 highway, connecting Avsallar with Alanya, Gazipaşa Airport, and neighboring districts. The area is suitable for permanent living, holidays, and is also attractive for real estate investment on the coast.
Real estate and housing stock: residences with apartments in new complexes, duplexes and villas, as well as simple Turkish resale properties. Development is mostly low-rise, though multi-storey projects are also available. You can view the Avsallar real estate catalog on our website.
