Istanbul's real estate market continues to show a rapid increase in prices, making buying and renting homes increasingly unaffordable for local residents. In 2025, the average rental cost of a 100 m² apartment reached $735, which is 45% higher than last year. In elite districts such as Bebek and Nisbetiye, rents exceed $1,700 per month, comparable to the minimum salary of doctors at $2,000.

According to Endeksa, the most expensive districts in the city for renting a 100-square-meter apartment are:

  • Nisbetiye (Beşiktaş) – $1,900

  • Ömerli (Çekmeköy) – $1,800

  • Sirapınar (Çekmeköy) – $1,800

  • Caddebostan (Kadıköy) – $1,800

  • Şahkulu (Beyoğlu) – $1,800

  • Kuruçeşme (Beşiktaş) – $1,780

The head of the Central Bank, Fatih Karahan, emphasized that despite the rising cost of services, rental inflation continues to slow down. He noted that the increase in rental rates in new and renewed contracts is already below the annual inflation rate.
