The Turkish Statistical Institute (TÜIK) published a new release of official real estate sales statistics on 16 December 2025.
In November 2025, 141.1 thousand residential properties were sold across Türkiye. Compared to November of the previous year, total sales volume decreased by 7.8%.
The highest market activity was recorded in Istanbul with 24,234 transactions, followed by Ankara with 12,706 sales and Izmir with 8,540. The lowest figures were observed in Ardahan (78 transactions), Bayburt (131), and Artvin (152).
For the period from January to November 2025, residential property sales increased by 13.3% year-on-year, reaching a total of 1,434,133 transactions.
Mortgage-backed home sales declined by 1.4% in November compared to the same month last year, totaling 21,499 transactions. Their share in total home sales amounted to 15.2%. However, from January to November, the number of mortgage-backed transactions increased by 53.5%, reaching 207,519. Of these, 5,483 transactions were completed in November, and 49,973 transactions during the eleven-month period involved direct mortgage usage.
Non-mortgage home sales decreased by 8.8% year-on-year in November, totaling 119,601 transactions. This segment accounted for 84.8% of all home sales. Overall, from January to November, sales in this category increased by 8.5%, reaching 1,226,614 transactions.
The number of new home sales declined by 5.4% in November compared to last year, totaling 46,589 units, representing 33% of the total market volume. From January to November, new home sales increased by 8.9%, reaching 444,096 units.
The secondary housing market also recorded a decrease in November, down 8.9% year-on-year to 94,511 transactions. Secondary market sales accounted for 67% of total home sales. However, for the January–November period, secondary market transactions increased by 15.4%, reaching 990,037 units.
Home sales to foreign buyers declined by 9.7% in November compared to the same month last year, totaling 1,943 transactions, equivalent to 1.4% of total home sales. The highest number of sales to foreigners was recorded in Istanbul (728), Antalya (662), and Mersin (157).
From January to November 2025, foreign buyers purchased 18,993 residential properties, which is 11.1% fewer than in the same period of the previous year. Citizens of the Russian Federation remained the leading buyers. In November, they were followed by buyers from Ukraine and Germany.
