Türkiye’s real estate market showed moderate growth in February 2026. According to official statistics, the number of transactions increased both in the new housing segment and on the secondary market. The most noticeable growth was recorded in mortgage-financed purchases.
Housing sales
A total of 124,549 residential properties were sold in Türkiye in February. Of these, 37,785 transactions were for newly built homes, which is 5.9% more compared to the same month last year. Sales on the secondary market amounted to 86,764 properties, increasing by 6.0% year-on-year.
Thus, newly built homes accounted for 30.3% of all transactions, while the secondary market represented 69.7%.
Mortgage sales
The most significant dynamics were observed in the mortgage segment. In February, 25,035 transactions were completed using mortgage financing, which is 42.3% more than a year earlier. Sales without mortgage financing totaled 99,514 properties, showing a slight decrease of 0.5%.
The share of mortgage transactions reached 20.1% of the market, while the remaining 79.9% of sales were completed without bank loans.
Home sales to foreigners
In February, foreign citizens purchased 1,506 properties in Türkiye. This is 2.9% less compared to February 2025. The share of foreign buyers accounted for 1.2% of total transactions.
The largest number of purchases were made by citizens of the following countries:
Russia — 191 properties
Iran — 131 properties
Iraq — 106 properties
From January to February 2026, foreigners purchased 2,812 properties in Türkiye, which is 12.1% less than in the same period last year.
Commercial real estate
The commercial real estate segment showed mixed dynamics. The number of transactions involving new commercial properties totaled 3,981, which is 5.2% lower compared to February of the previous year. At the same time, sales of secondary market commercial properties slightly increased to 11,088 transactions, up 0.4%.
Mortgage-backed commercial property sales increased by 62.8%, reaching 692 transactions. Meanwhile, sales without mortgages declined by 3.0% and totaled 14,377 properties.
