Türkiye Real Estate Market: Year-End Results and Reasons for Price Growth in 2026
In November, Türkiye’s residential real estate market showed an important turning point: price growth adjusted for inflation entered positive territory for the first time in the past 21 months. This was reported by the Central Bank of the Republic of Türkiye. The annual growth of the housing price index exceeded the inflation rate, indicating a recovery in the real value of real estate.
Over the month, apartment and house prices increased by 2.7%, and by 31.4% year-on-year. This is 0.3 percentage points higher than November inflation, which stood at 31.1%. Among the country’s largest cities, Ankara recorded the highest monthly price growth (+3%), followed by Istanbul (+2.5%) and Izmir (+2.4%).
According to the Turkish Statistical Institute (TÜİK), sales volume increased by 13.3% year-on-year from January to November 2025, reaching 1,434,133 transactions. Istanbul maintained its status as the largest market, followed by Ankara and Izmir.
The Construction Cost Index (CCI) increased by 22.57% year-on-year and by 0.98% compared to the previous month (September). These are official TurkStat data for October 2025.
Actual costs are significantly higher than those reported by TÜİK. Residential construction followed by sale at current prices is no longer economically viable. Mustafa Küçüker, Chairman of the Alanya Contractors Association (MÜTBİR), stated: “The inflation rate we are currently observing exceeds 30%. We recommend that everyone who can afford it invest in real estate now by purchasing homes and land plots.”
In 2024, the Department of Planning and Urbanization of the Alanya Municipality issued only 1,373 construction permits, of which 567 were new. In the first 10 months of 2025, the Department issued 805 permits. In 2025, 66% fewer new projects received construction permits compared to the previous year.
