Türkiye: Protection Against Real Estate Fraud via e-Devlet

Türkiye has introduced a new feature in its e-Government system (e-Devlet) — the “Transaction Ban Declaration” (İşlem Yasağı Şerhi). This service allows property owners to proactively protect their real estate fr om unauthorized transactions.

e-Devlet (electronic government) is a national online platform through which both citizens and foreign property owners can access official services, documents, and notifications. The system is fully integrated with state databases, including the Ministry of Justice, the Ministry of Interior, and the General Directorate of Land Registry and Cadastre.

How the new feature works:

• Activates the “transaction lock.”
  
  

• Once activated, no sale, mortgage, or transfer can be completed without the owner’s consent.
  
  

• If anyone attempts a transaction without the owner’s knowledge, the system immediately sends an SMS notification.
  
  

This ensures full protection against fraudulent schemes involving forged powers of attorney. It is particularly useful for owners who do not reside in Türkiye full-time.
