Studios 0+1 Allowed to Be Built Again in Türkiye

On August 13, 2025, the “Official Gazette” of Türkiye published a decree amending the Regulation on Zoning of Planned Areas. The construction of one-room studio apartments, banned in 2017, has been resumed.

This concerns the decree of the Ministry of Environment, Urbanization, and Climate Change No. 32985.

Previously, a requirement was introduced — a separate bedroom with a narrow side of at least 2.50 meters and an area of at least 9 square meters. This effectively banned the construction of small studios.

Detailed information from the new decree No. 32985: “In independent residential units, which account for no more than 20% of the total number of independent residential units on the plot, a separate bedroom may not be required if the living room contains a bed niche with a narrow side of at least 2.50 meters and an area of at least 9 m².”

Thus, Turkish studio apartments must have a dedicated bed area. No more than 20% of apartments in a building may be designated as studios.

Cheap Studio Apartments in Türkiye — Buy or Choose Another Option?

In the resort city of Alanya, studios were rarely built, with only a few projects in areas far from the city center. In Istanbul, affordable housing was built more often until 2017. Now, new projects may appear to meet growing demand. According to statistics, housing sales in Türkiye are increasing: in July 2025, 12.4% more properties were sold than a year earlier. Demand exceeds supply.

How Much Do Cheap Apartments in Alanya on the Mediterranean Cost?

In Alanya, popular among foreigners, the minimum size for apartments with one separate bedroom (layout 1+1) is 40–45 m². “Hot” deals can be found starting from €60,000–70,000, but they are rare. Such buildings will have at least a swimming pool and a barbecue area. Affordable apartments like this in Alanya are found in districts closed for residence permit applications (ikamet) — Mahmutlar or Avsallar.

Without an ikamet, you can stay in your apartment for 2–3 months per year, depending on the owner’s citizenship.

In districts open for residence permits, an ikamet can be obtained based on the title deed (tapu) if the cadastral (official) value of the apartment is at least USD 200,000. If the apartment is cheaper, you can apply for a short-term tourist residence permit, but only in an open district.

The average price of an affordable 1+1 apartment in a residence is €85,000–100,000. Apartments within walking distance of the beach and in residences with extensive facilities cost at least €110,000–130,000.

Spacious 1+1 apartments in prestigious residences and expensive areas — from €150,000. First-line properties on the seafront — at least €180,000–200,000 in modern housing stock.
