How many people live in Alanya: Mahmutlar is the most populated district of the city

The Turkish Statistical Institute (TÜİK) has published updated data on the population of Alanya broken down by districts. According to official statistics, Mahmutlar retains its status as the largest and most densely populated district of the city.

Mahmutlar — the leader in population

According to TÜİK data, 51,222 people live in the Mahmutlar district, which exceeds the figures of all other districts of Alanya. For comparison:

Where Mahmutlar is located

Mahmutlar is located in the eastern part of Alanya, approximately 10–12 km from the historical city center. Administratively, it is a full-fledged district of Alanya, with its own infrastructure, promenade, schools, medical institutions, and municipal services.

Why Mahmutlar grew so quickly

It is hard to believe that not long ago there were banana plantations and only a few apartment buildings here. The district has been actively developed over the past 15–20 years and has become one of the most dynamically developing areas in Alanya. The main reasons for its popularity:

  • large-scale modern development;
  • streets parallel to the sea and convenient urban layout;
  • developed infrastructure for permanent residence;
  • proximity to the sea and a long promenade;
  • affordable property prices compared to the city center;
  • a high proportion of foreign residents and a well-established international community.

Mahmutlar is especially popular among foreigners, families with children, and those planning permanent residence in Turkey rather than seasonal holidays.

Population growth of Alanya

The total population of Alanya continues to grow.
If in 2024 the city had a population of 361,873 people, by the end of 2025 this figure increased to 371,547 residents.

Population growth is directly linked to infrastructure development, demand for real estate, and the sustained interest of foreign buyers in Alanya as a city for living and investment. Mahmutlar is currently temporarily closed for residence permit applications, but citizenship by investment is available.
