The Alanya real estate market, already under pressure due to residence permit restrictions and declining demand, is facing a new serious challenge. According to industry representatives, up to 40% of real estate rental and sales transactions in the region are currently carried out by unlicensed agents operating outside the legal framework, Gazetealanya reports.
A significant number of these intermediaries are reportedly foreign nationals, including those from Russia and Ukraine. They operate through closed groups on messaging apps, primarily Telegram, arranging transactions without official registration, paying taxes, or complying with legal requirements.
Representatives of the professional community say this practice creates conditions for unfair competition and significantly damages legitimate businesses. Abdullah Tunçer, President of the Association of Real Estate Agents, pointed to insufficient oversight of the profession and the lack of an effective legal regulatory mechanism. According to him, illegal intermediaries do not bear office rent, taxes, or social security contributions, while official companies operate under significant financial burdens. He emphasized the need to adopt a comprehensive professional law to restore order in the industry.
Ozgur Erbaş, President of the Alanya Real Estate Agents Association, expressed a similar position. He called on the authorities to take urgent measures to curb illegal activity and emphasized that foreigners wishing to work in the real estate industry must obtain all necessary permits and fulfill their tax obligations. He stated that the activities of illegal groups effectively deprive legal market participants of a portion of their income and undermine the sustainability of the entire sector.
Why it is unprofitable and dangerous to use illegal realtors
A real estate agency and a licensed professional offer, above all, safety, comfort, and service. An unlicensed intermediary:
• cannot properly verify the legal status of a property;
• may disappear without a trace if problems arise during the transaction;
• does not provide high-quality and comfortable after-sales service for home improvement;
• does not guarantee support for real estate installment plans, which can often lead to questions during the payment process;
• does not work for a company with its own fleet, specialized departments, trusted partners, and lawyers;
• advertises illegally and may provide false information about the quality of the property and, most importantly, its actual value.
Neither developers nor owners of liquid real estate trust such intermediaries. They typically lack an extensive portfolio of verified properties; they often offer single lots of questionable profitability under the guise of attractive options.
Often, these are inexperienced foreign specialists who lack both sufficient knowledge and practical experience.
