66% fewer new constructions in Alanya in 2025. Time to buy property

In 2024, the Department of Planning and Urbanization of the Alanya Municipality issued 1,373 building permits, of which 567 were new construction permits.

In the first 10 months of 2025, the Department issued 805 permits citywide, including only 240 new construction permits.

Construction activity in Alanya has dropped sharply — 66% fewer new projects in 2025 compared to the previous year.

The supply of new developments is rapidly shrinking, and new projects are entering the market less frequently. Considering the cyclical nature of the real estate market and the stable demand for resort properties near the sea, the coming years will bring a shortage of quality offers.

If the residential permit zones reopen and the property value threshold for obtaining a residence permit (ikamet) is lowered, prices may change overnight.
