Each year, life and rest in sunny Alanya become even more comfortable as infrastructure improves and expands. 2024 has marked a significant year for the city. Let’s look at the key positive changes awaiting the Turkish Riviera over the next few years.
Transportation Accessibility and New Roads
New projects will make a significant contribution to the development of tourism and the real estate market.
The Long-Awaited Antalya-Alanya Highway
During peak season, the journey from Antalya Airport could take over two hours for various reasons, but now everything is about to change. The Minister of Transport and Infrastructure, Abdulkadir Uraloglu, has already signed the protocol! The construction of the long-awaited “Antalya-Alanya” highway will start in 2024.
“The new road will allow transit traffic from neighboring provinces to move without delays in urban areas,” the minister said.
The highway will solve the problem of delays on the D-400 highway caused by 18 traffic lights, numerous settlements along the way, and moderate speed limits. Now, travel time will be twice as fast.
The highway will start from the intersection at Serik, run east through the Taurus mountain corridor, pass through the Serik and Manavgat districts, and end at the western intersection of Alanya, north of Konaklı. It will span 122 km with 7 interchanges, 8 tunnels, 19 overpasses, and 4 service areas.
The highway will not only significantly increase the convenience of travel for tourists and residents of Alanya but will also reduce annual transportation costs by 6.6 billion TL and decrease carbon dioxide emissions by 47,000 tons.
Alanya-Gazipaşa Airport Expansion
Gazipaşa Airport has been operational since 2011, offering many convenient direct flights from various countries and becoming increasingly popular. As demand for airport services grows, so do its needs. The number of flights is constantly increasing, with new cities and countries being added. The existing terminal building will expand by 2,648 sq. m. to 9,067 sq. m., and a new technical block (650 sq. m.), VIP area (585 sq. m.), and a long-awaited new parking lot for 169 cars will be built.
Antalya Airport is located to the west of Alanya's center, while Gazipaşa is to the east. The distance from Gazipaşa Airport to the center of Alanya is 40 km, and to the eastern Demirtaş district, it’s just 20 km, while Antalya Airport is 125 km from Alanya. This makes Gazipaşa flights increasingly popular, especially among residents and property owners in the eastern districts of Alanya. The city around the airport is actively being developed, making real estate in Gazipaşa a profitable investment with high rental potential.
New Marina in Gazipaşa
The renovation of the marina in Gazipaşa has been completed, bringing a significant economic and tourism boost to the region, greatly enhancing the potential for maritime tourism.
Gazipaşa is an important port on Turkey's eastern coast, completing the chain of ports on the route of cruise ships and other vessels from the Aegean and western parts of the Mediterranean Sea to ports around the world. The port will become a transit point for cruises traveling to Turkey’s eastern Mediterranean coast, northern and southern Cyprus, Syria, Lebanon, Israel, and Egypt.
Cruise ships are significant part of the tourism industry, as travelers spend some time in the cities before departing, visiting restaurants, shops, and supermarkets. Alanya also welcomes cruise ships at its port.
Railway Development
A high-speed railway line between Kayseri and Antalya will soon be constructed. The distance between Alanya and Konya can be covered in one hour, while travel between Kayseri and Antalya will take only 2 hours and 45 minutes.
Turkey plans a substantial increase in the total length of its railway network: by 2025, it will reach 14,275 km, in 2026 – 14,605 km, and in 2027 – 15,934 km.
Other Projects in Alanya
In 2024, a new shopping mall opened in the center of Mahmutlar, opposite the Saturday market square. The 7-story complex houses not only boutiques and stores but also a large children’s play area, as well as a food court with restaurants and cafés. This is the second shopping mall in Mahmutlar. Recently, a new municipal kindergarten in Mahmutlar also opened its doors, accessible to foreigners with a residence permit in the area.
A multifunctional promenade with comfortable beaches and recreational areas was opened in the Payallar district. Here, residents can exercise, jog, bike, visit cafés, bring children to playgrounds, and enjoy the sea view. The new promenade is a sign for investors; in recent years, construction projects in Payallar have significantly increased. A large new state clinic and a wholesale market are also being built in this area.
Connecting Homes to Natural Gas
Efforts are underway to connect homes to natural gas. The plan is to bring gas to 3,300 homes and commercial properties in Emisbeleni, Soğukpınar, and Çıplaklı.
ALEKOD President Tuncer notes that bringing gas to homes in Alanya may increase property prices. Previously, the city lacked heating and gas infrastructure. “Preference will be given to buildings with gas systems,” he emphasized.
Back in 2020, Turkey discovered a large gas field in the Black Sea, with volumes estimated to meet the country's needs for the next 100 years.
In every district of Alanya, road and retail infrastructure are developing, and the city’s population is constantly growing. Along the entire coastline, there are free beaches and well-equipped promenades. Alanya is not only suited for tourism and hotels, but is also ideal for permanent living. The city has two universities, numerous private schools, municipal schools, clinics, and hospitals — everything needed for a comfortable family relocation.
